For park residents

Live in an Encinitas park? Start here.

Whichever park you live in, this is your home base: meetings, how to add your voice safely, GSMOL, and where to get help.

Got an increase notice?

Please send us a copy. Real notices are the strongest evidence we have.

Email a photo or scan to mhpaction@gmail.com. We show notices to the City with names and space numbers removed, as “Household 1,” “Household 2” and so on. See how we use them →

Older statements help too. A few years of space-fee history from one household can show the whole story.

Worried about speaking up?

You’re not alone, and it’s a fair worry. Neighbors at other Encinitas parks have seen large increases after organizing. Read why →

That’s why the coalition speaks with one collective voice, keeps individual names off public materials unless someone asks to be named, and is asking the City for an ordinance with a clear anti-retaliation rule.

Where to get help

Need help paying for repairs or staying in your home? See Help for homeowners: the City’s repair program, the Community Resource Center and more. We’ll help you apply.

California HCD — Mobilehome Residency Law Protection Program and Ombudsman

The state Department of Housing and Community Development takes complaints under the Mobilehome Residency Law and may refer them to a nonprofit legal-services provider.

(800) 952-8356 · MHAssistance@hcd.ca.gov

The protection program has been scheduled to end January 1, 2027 unless the Legislature extends it. Check with HCD for its current status.

GSMOL

Golden State Manufactured-Home Owners League · gsmol.org · (800) 888-1727

We are residents, not lawyers for residents. Nothing on this site is legal advice for your situation.

Have neighbors who aren’t online?

Print our one-page flyer (PDF) and hand it out, or tell them about the next meeting. Every household that joins makes the case stronger.
