Surveys
Two surveys for every household: the Economic Survey about your home and your budget, and the Your Park Survey about your park. What isn’t your park fixing? Sewer, electrical, rats, garbage, trees nobody trims. Tell us, and send photos. Tell us what you pay, line by line, and which repairs were billed to you. Your answers and photos show the City Council what’s really happening in our parks, park by park.
Please answer as soon as you can. The urgency ordinance passed on October 28. Now the City is writing the permanent ordinance, starting with workshops for residents and park owners, and every answer helps us show what’s really happening in the parks.
Survey 1: Economic Survey Every homeowner
The Encinitas Manufactured Homeowner Economic Survey. Your space fee history, what you paid for your home and what you’ve put into it, what it’s worth today, and what space fee increases are doing to your budget. About 10 minutes. Skip anything you’d rather not answer. Already took it? Thank you. Please skip ahead to the Your Park Survey.

The Your Park Survey: what we need
What isn’t being fixed
Sewer backups, unsafe electrical, rats, garbage, untrimmed trees, broken roads and lights. Where it is, how long it’s been that way, and whether anyone fixed it after you reported it.
Your bill, line by line
Your space fee today, your total monthly bill, every separate charge and pass-through, and any letters from management.
Who pays for repairs
Fixing old pipes or wiring is a repair. Adding something new is a capital improvement. We want to know about both, and which ones residents were billed for.
Promises and double standards
Promises made when you bought or signed that never happened, extra charges to bring in your home, and repairs the park makes you do while its own areas fall apart.
How to do it
Grab your latest statement
Your monthly bill from the park has the exact numbers. Your best estimate is fine if you don’t have it.

About 15 to 20 minutes, on your phone or computer. Skip anything you’d rather not answer.
Send photos
Photos of problems in the park, your monthly statement and any letters from management. Dated photos are the strongest proof. Two ways to send them ↓
Survey 2: Your Park Survey Everyone
For every household in all 11 Encinitas manufactured home parks: owners and renters, every age. One survey per home. If you have neighbors who aren’t online, help them fill it out or email us and we’ll help. It doesn’t repeat the Economic Survey: what you paid for your home and what you’ve put into it are asked there.

Survey 3: Park Reporter Survey One volunteer per park
We need one volunteer from each of the 11 parks. Some facts are the same for everyone in a park: how many spaces there are, which amenities work, what the park used to have, and its repair history. Instead of asking every neighbor, we’re asking one person per park to answer them carefully.
You’d be a great reporter if you…
- have lived in your park a while, or know neighbors who have
- know what amenities the park has, and what it used to have
- can spare about 20 minutes, and maybe a few questions to longtime neighbors
What it covers
- A park-wide walk-through of what isn’t being fixed, and how bad it is
- Spaces, empty spaces and homes the park rents out
- Amenities today, and what’s been lost
- Major repairs and anything new the park has added
- Owner, management and staff, as residents know them
If two people from the same park answer, that’s great; we’ll compare the two. Please take the Economic Survey and the Your Park Survey above too.

Send us photos
Sewer, electrical, pests, garbage, trees, roads, your bill, letters from management: a photo with a date proves what words alone can’t. Please tell us your park, the space or area, and when you took it. Cover your name if you like.
Upload them
Use our Photo Upload form. Google asks you to sign in first, which is one extra step, but it makes it much easier for us to keep your photos organized.
Or email them
No sign-in needed. Email your photos to mhpaction@gmail.com with your park, the space or area, and the date.
Your answers and photos are private and are never shared with park management. Your name and space number are optional on the Economic Survey and the Your Park Survey. We report only park-wide totals and averages, never your individual answers.
We know. Another survey.
We’re sorry to keep asking. But these surveys are laying the foundation for our success. We can’t see the park owners’ books, so your answers are how the City Council sees what’s really happening in our parks.
The more data we have, the stronger we are. Every survey counts, and so does every neighbor you remind.
Thank you to every neighbor who has signed, written, shown up and filled out a survey. We couldn’t do this without you.
Questions, or need help with the survey? Email mhpaction@gmail.com or come to the next meeting.
